Frequently asked question
Learn more about the custom home building process, from design to completion. We’ve answered the most common questions to help you plan your dream home with confidence.
1. Do I need a permit?
Yes, most counties require permits for “Portable Storage Buildings,” typically when the longest wall is 12 feet or more. The property owner is responsible for obtaining the necessary permit in their name before the building is delivered. Contact your local building inspector for specific instructions on how to proceed.
2. Do the buildings come with a warranty?
Yes! Please see our Bunce Buildings Warranty.
3. How is the building delivered?
Tie-downs are securing devices that anchor the building to the ground, preventing movement in high winds. These systems consist of galvanized straps that attach to the building’s frame and screw into the ground about 30 inches deep. Originally designed for mobile homes, tie-downs are an essential safety feature. Bunce Buildings can secure your structure with anchoring systems at all four corners during delivery for a small additional fee. If you require a separate trip for tie-down installation later, the cost will be higher.
3. What are tie-downs and are they required?
Bunce Buildings delivers your structure using a robust 4×4 vehicle and a specialized multi-axle trailer equipped with hydraulic tilting and an electric winch. The trailer and truck are maneuvered to the designated setup area, and the building is unloaded directly from the trailer. For more challenging locations, we offer the use of a MULE machine to move the building using wheels, available for an additional charge.
Please be aware that our services do not include land leveling or grading. The building will be positioned on the site selected by the property owner. For buildings up to 12’x24’, we provide up to 20 leveling blocks at no extra cost, with larger buildings receiving 30 blocks. Additional blocks can be provided for a per-block fee if needed.
4. How is the building leveled?
To level your building, we use concrete block spacer pads placed beneath the outer 4×6 treated runners. Our experienced delivery team determines the optimal placement of these blocks, typically spaced 6 to 10 feet apart. The leveling process begins with positioning a 4″ solid concrete block flat against the lowest corner. If additional height is required, we incorporate 8″ wall blocks, wood shims, thinner solid blocks, or locust wooden wedges to achieve the desired level.
For buildings where a corner exceeds 20″ in height, we suggest using tie-down anchors for extra stability. In some instances, columns may be “double-blocked,” creating a 16″ x 16″ column using interlocking blocks for added support. Extra charges apply for buildings larger than 12′ x 24′, with additional blocks available at a per-block cost.
Leveling fees also apply for buildings that are more than 2 feet out of level, up to a maximum of 4 feet.
5. What if my ground is wet?
If the ground is wet or unstable, we will postpone the delivery until conditions improve. Due to factors outside of our control, like weather and the weight of our delivery equipment, Bunce Buildings cannot be held liable for any damage to your yard or any underground utilities. To avoid potential issues, it’s recommended to make sure the ground is firm and dry before scheduling the delivery.
